of this trust deed be breached, then the entire indebtedness hereby secured shall, at the option of said Peoples Building & Loan Association, or assigns, immediately become due and exigible without notice; and on default in the payment of any of the indebtedness or interest hereby secured, when due, on default in the repayment immediately of any insurance premiums, taxes, or other expenses mentioned herein paid on behalf of the owner of said property, or breach of any agreement of this trust deed, the Trustee may upon the request of said Peoples Building & Loan Association, or assigns, sell the said property for cash at publio sale within legal hours to the highest and best bidder in accordance with the manner provided for sales of real property under deals of trust by Section 2167 of the Mississippi Code of 1930, and amendments thereto, if any, eren should no statute on the subject be then in force; and the said property may be sold on any secular day named by the Trustee, or his successor, at which sale the holder of the note may become the purchaser.
Provisions are also made for disbursement of the proceeds of sale,etc. Provision is also made for the substitution of trustees.
