PINE HILLS HOTEL
pleased to submit to you our proposal for the restoration, refurbishing and operation of the Pine Hills Hotel.
We have been involved	in	the development and	fine-tuning of	this project
since 1983. During that	time we	have:
—	Developed the conceptual design,
—	Researched the historical criteria that is necessary for proper compliance with the State Historic Preservation Office and the Department of the Interior,
-- Worked with the local community to insure local acceptance of this project,
-- Formulated a financial plan that would make the project feasible to both the developer and the State.
Development bonds may	or	may not	be a part of our	financial	package, but
if necessary we would	coordinate	our efforts	with	the local	Development
Council and the County Development Authority. We would give them the necessary information that they require to proceed with the inducement resolution.
We would select Laventhol & Horwath, a nationally recognized hospitality consulting and advisory firm to conduct a financial feasibility study for the Pine Hills Hotel project.
We have past experience in placing historic buildings on the National Register and obtaining the tax credits. We are familiar with the Tax Reform Act of 1976, the Economic Recovery Tax of	1981, Tax	Equity Act	of 1982,	the Tax
Reform Act of 1984 along with the Treasury's	proposal for 1985.	We recently
placed the Cox-Carlton/Hotel York in Atlanta and the Atlanta Union Mission on the National Register of Historic Places and have completed the Historic Preservation Certification Application for tax certification. We have been told that the Preliminary Determination of the Eligibility Nomination form and the Certification of Rehabilitation for the Pine Hills Hotel has been submitted, we would follow-up	on this and take the	steps necessary to
complete all forms necessary . We	have been	in contact	with the	Historic
Preservation Section of the Department of Natural Resources in Atlanta, Georgia, on this project and have done as much initial preparation as is possible at this time.
