Brown said only seven-tenths of an acre of marsh land would be destroyed, while earth removed by dredging would be used to build up land around the basin for future development.
Brown said areas outside the marina, east of Engman Avenue, were being concidered for the development of homes.
?We would like to take a zero lot line approach to the townhouses inside the green belt area,? Brown said.
He explained the conceptual plans call for staggered units sharing common walls and running along the top of embankments.
?Such a design will preserve more of the natural beauty in the area by leaving more open space,? Brown said.
He contrasted his concept with a ?hump back? appearance of individual homes built on seperate mounds of earth.
Brown said the developers are considering a number of options but that final approval will rest with the-Hancock County Planning Commission

Victor Frankiewicz Jr., assisstant to Leard at the Bureau of Marine Resources, said the input from the public hearing and reaseach now being done at the Bureau will determine if the Wildlife Conservation Commission in Gulfport approves the use plan change.
Frankiewicz said his office is currently evaluating data on.lhe effects other marinas throughout the country have had. or .wetland areas.
He said other state and federal agencies are aware of the Jan. 6 public hearing, but that they will not pay strict attention to the marina proposal until the use plan change is finalized in favor of the change to a ?C? district.
The other agencies which may study the matter closely in the future and give recomendations to the U.S. Army Corps of Engineers about granting a possible construction permit include:
Enviornmental Protection Agency; National Marine Fisheries, U.S. Fish and Wildlife Service, Mississippi Bureau of Polution Control and the Corps of Engineers.
According to Frankiewicz, each agency is responsible for studing different elements of the enviornment which might be affected by the development.
