fhoids a special interest in the Pine Hills Hotel and its future, and would like to see the hotel complex restored to its original grandeur with a special historic flavor that will set it apart from other coastal resorts. Our efforts on this project would set forth a successful blend of private enterprise, state authorities and county and city governments. We would develop this complex so that the facilities which are currently idle would be best utilized for all of the citizens of the State of Mississippi and out of state travelers, and would generate revenues for both the State and local citizens to share.
Historic preservation will be our top priority. Our project will be carefully planned and closely coordinated with the State Historic Preservation Office and the Department of the Interior to assure compliance with codes and standards. We have secured available documentation on the original interiors of the hotel during the period of occupancy and will authentically restore, decorate and furnish the building in as close a manner as possible to the original finishes and furnishings. Where appropriate the grounds will accomodate the	original landscaping design. Certain use areas	will	be	defined
for beautification and reinforcement. Close attention will be	paid	to	the
different types of vegetation and their vulnerability to destruction from development. Older plant communities will be protected with the heaviest development being concentrated in areas of mixed regeneration. The removal of vegetation for development will be kept to an absolute minimum. Plant material recommendations will be for species that are indigenious to the site for adaptation and blending with existing vegetation. Nature trails, bike trails, boardwalks, selective thinning of vegetation, forest management and plant care programs can be instituted as part of the development. To enhance the nature and	visual quality, the natural aspects of the land	will	be	analyzed
along with the	hydrology, vegetation and existing manmade features for	a
creative application of environmental design.
Increased tourism will be an important factor in the success of the project.
We will establish a strong positive image as a year-round vacation destination. Through the careful planning of historic preservation, the hotel can quickly establish a theme of "A Return to the Golden Era" and can soon emerge as the social setting of the country.
With 200 rooms, the hotel would generate a large percentage of new clientel to the county area, capturing the competitive rooms supply during the social and shoulder seasons and during the summer. If the hotel captures demand equal to its share of total supply, its occupancy would be identical to overall market area occupancy. This degree of penetration is referred to as "fair share". We feel that the proposed resort will capture more than its fair share of tourist demand at maturity. The proposed property's quality level, amenities and affiliation are expected to place it at a competitive advantage relative to the profile of the tourist demand currently visiting the area. Although shoulder and winter season demand is expected to fall off from the peak levels, this is expected to be mitigated by demand attracted to the spa, educational activities and promotional events.
