We estimate that up to 15 percent of the rooms demand at the proposed resort will be from persons enrolled in the Spa Plan package. In a stabilized year, hotel guests participating	in the	Spa	Plan are expected to generate 40
percent of spa revenue.	The balance	of	spa	generated revenue is projected to
come from ala carte spa use by other hotel guests and local residents.
The Spa Plan is expected to include the same general features found at other resort spas. These would include the guest room, three meals per day, entry to the spa and use of all spa facilities, as well as exercise instruction, a medical evaluation, massages, facials, saunas, loofas and other spa activities. Resort spa packages generally also include golf and tennis fees.
Spa Plans are normally sold as a package with allocations of renvenue to room, meals and the spa. We have estimated that $125. (in 1984 dollars) of the amount received from the spa package will be applied to spa revenue. Additional spa revenue is generated	through	use	of	the	spa facility by hotel guests not
enrolled in the Spa Plan	package	and	by	local residents. This is typically
referred to as ala carte demand. The following table shows a selection of activities and charges at La Costa and Canyon Ranch in Tucson, Arizona:

Hotel Golf and Tennis Pro Shop
Although pro shop sales vary among major golf and tennis resorts, we have analyzed the most closely comparable facilities to determine reasonable projections for clothing and equipment sales and miscellaneous pro shop income. Pro shop sales are expected to average over $480,000. per year or $10.50 per round (in 1984 dollars) once.golf and tennis utilization has stabilized.
