This contract made and entered into by and between Daniel Carver
and A. L. Stokoe, witnesseth:
?	The said. Carver for the consideration of $1.00 (one dollar ) cash in hand paid, the receipt of which is hereby acknowledged, and the undertakings hereinafter set out, does hereby lease unto the "said Stokoe for fifty years, from this date, the land in the City of Bay St. Louis, Hancock County, Mississippi, ^.escribed as Fourteen feet on the north side of Lot 240 of the ?hird Ward^per the Hnederson map of said city, for the purpose of enabling the said Stokoe to erect in front thereof a wharf extending from the shore to the channel, or? such distance as will enable schooners and boats to receive and discharge freight. The said lessor.Daniel Carver reserving the right to erect two bathhouses and connect same to said wharf, for the use of himself and family, and guests.
The said Stokoe agrees to immediately begin the construction of said wharf, of such character that it may be used for receiving and discharging freight, and extendin' same to a sufficient depth of water that schooners and other vessels may come along side and discharge and receive freight; and does agree that the said lessor shall have the right to connect to the said wharf two bathhouses which he may erect for the use of himself.family and guests, without compensation, and they may fish from said wharf without charge.
<^It is understood and agreed by the lessor and lessee that the lessee, or his	assigns,	shall	have	the right to construct bath houses and warehouses not to come
within Seven Hundred feet of the shore in front of that part of said Lot 240 not herein leased.
.	.	If	said	wharf should be dgstroyeJ. bv storm, the said Stokoe, or his as
signs,	shall	have	one	year	in whAch to replace same,,and a failure to do so for one year,
shall ipso facto terminate this lease, and should the said Stokoe, or assigns fail to keep said wharf in repair and suitable condition for the uses aforesaid, then this contract shall cease and be at an end, after si:-: nonths from the. time said wharf becomes unsafe or unfit.
