Mrs. S. V/. Ulman died leaving all her property by * will to her executor, Emile Hugo Hoffmanl}- and gave him full authority to dispose of && all of it and apply the proceeds as directed in the will. Hoffmann proceeded to have a part of the Ulman property lying along both sides of Nicholson Avenue subdivided and on April 50, 1897, filed a plat of what is known as the E. W. Ulman Subdivision, which plat is recorded in Book U, page 297 et seq. On this plat the lot acquired by J. H.
Dunn from Mrs. Ulman is designated as the J. Dunn lot, without number.
The said Emile Hugo Hoffmann, executor of the will of ivirs. ]?.. Ulmanby deed dated September 8, 1900, and recorded in Book B-7, page 407, conveyed practically*all unsold lots in the E. V/. Ulman Subdivision to Lucien Baron, which, sale, of course, included Lot 20 in Bio cl; 4 of said subdivision, and which a joins the J. Dunn lot on the north.

On June 11, 1904, by deed recorded in Book A-7, pages 4-82-483, James H. Dunn conveyed the J. Dunn lot to Robert G.
Hubbard.
On July 1, 1908, by deed recorded in Book B-7, page 419, Lucien Baron conveyed all the property acquired by him from E. TI. Hoffmann executor, to Mrs. Catherine Hoffmann which, of course, included Lot 20 in Block 4 and other land in the E. Yf.
Ulman Subdivision.
December 27, 1910, by deed recorded in Book C-2, page 253, Mrs. Catherine Hoffmann'conveyed all the E. \Y. Ulman Subdivision, except the J. Dunn lot owned by Robert G. Hubbard, to Mrs. Anna Henry.

Mrs. Anna Henry had all the land purchased by her from Ivirs. Catherine Hoffmann re-surveyed ?and re-plated into what is now known as the Anna Henry Subdivision and filed the said plat ' for record on the 14th day of August, 1911,;;and it is recorded in Book C-3, page 813. On this plat the dimensions of the J.
Dunn lot (199' X 250?) as above stated are given,but the name is not shown. Joining it in the rear is shown Lot 17 in Block 3 of the- said Anna Henry plat, which appears to be the same land as Lot 20 in Block 4 of the Emma V/. Ulman Subdivision.
On February 15, 1921, by deed recorded in Book D-2, page 572, Anna Henry conveyed Lot 17 in Block 3 of the Anna Henry Subdivision to H. G. Ilorlbck, reciting that it is a part of the
E. V/. Ulman Subdivision. i:V ?

On July 18, 1921 by deed recorded in Book D-3, page 178, H. G. Horloclc conveyed Lot 17, Block 5 of the Anna Henry Subdivision to R. G. Hubbard.
