Trust Deed. Dated Sept. 3, 1927. Consideration; $1 .00 paid by the Trustee, and to secure a loan of $5,000.00 on 50 shares of capital stock of said Association, said loan being evidenced by a promissory note dated August 31, 1927,	payable on or
before	ten	years	after date,	with interest at	the rate	of 8$ per an-
num after date until paid; said sum and interest payable in equal installments of $63.33 1/3 each under terms and conditions of Charter and By Laws of said Association, and with provision for the payment of a reasonable attorney's fee and all costs if placed in the hands of an attorney for collection.
Conveys two contiguous lots in the Fourth Ward of the City of Bay St.Louis, Hancock County, Mississippi, designated as Lots 26 and 27	in Block	2 of the Plat of St.Charles Subdivision of Lots
168, 169,	174, 194	and 15 feet of Lot 197 fourth ward (Tudor B. Carre,
Owner) as	per plat	made by E.S.Drake, C.E. dated'Aug.18	1927, recorded in	Vol. D-9	pages 371-372 records of deeds of said county -	-	-
If said Carre shall faithfully pay to said Association t jr.’ cf $30.00 on the first Monday of each and every month in each ar.u every year after the date of said note as Installments until the 50 shares borrowed on shall have matured under the By Laws of said Association, and shall also pay at the same time the additional sum of $33.33 1/3 to be paid on the first Monday of each month until the maturity	of the stock as aforesaid as	interest	on^ said loan
-	- -	and	shall	perform all	the undertakings	in said bond, and shall
keep the buildings on said premises insured against loss by fire for the benefit of said Association in the sum of $5,000.00- - - and shall pay all taxes and special assessments when due- - - then this deed to be void and cancellation thereof shall be entered on the record at grantor's expense.
But should he fail to pay said monthly installments and interest or any part thereof or fail to keep premises insured as specified or to pay the lawful taxes and special assessments ds above noted, then the whole sum due according to the terms of said note shall at the option of the owner thereof thereupon mature and be pay-ableand the said Geo.R.Rea, as trustee or his successor in trust shall at the request of the owner of said note proceed to sell said property on any secular day at public auction before the front door of the Hancock County Courthouse in the City of .Bay St.Louis, Mississippi, giving notice of the time, place and teVms of sale by duly advertising as	required	by law the shall make a deed to	the	purchaser.
Out of the proceeds of said sale the trustee	shall first pay
all expenses of executing the trust including a reasonable commission to the trustee and shall then'‘pay to the Association ■ or its assigns what may be due on the indebtedness here’in~secured; and the remainder if any	shall be	disposed of as the law directs.
In case	of such	sale the Association may become	the	^nrchaser.
